Free inspection, photos and a written estimate
New Albany is full of interesting rooflines: steep gables, dormers, porches, bay windows and tall brick chimneys on houses that have stood for well over a century. Replacing a roof like that takes more planning than a simple ranch, and the estimate should show it. 3 Peaks Roofing is a locally owned Louisville roofer, fully insured, and we replace roofs on older and newer homes across New Albany and Floyd County. It starts with a free inspection, photos and a written estimate.
What We Offer in New Albany, IN
New Albany's older homes
New Albany was founded in 1813 by the Scribner brothers, and by the Civil War era it was the largest city in Indiana. You can still see that history along Main Street, where the Mansion Row Historic District holds houses built from 1814 through the late 1800s in Federal, Italianate, Greek Revival, Gothic Revival and Victorian styles. Similar older homes fill the surrounding blocks.
Roofs on houses like these come with particular challenges:
-
Steep pitches. Many older roofs are much steeper than a modern subdivision roof. That means more safety equipment, more time, and more care with materials.
-
Complex shapes. Dormers, intersecting gables, turrets and porches create many valleys and wall joints. Each one needs its own flashing, and each is a place a rushed job can fail.
-
Board decking. Older roofs were often built over wood planks instead of plywood sheets. Boards shrink and leave gaps, and damaged ones need careful replacement.
-
Brick chimneys, sometimes several on one house, each needing new flashing tied properly into the masonry.
-
Layers. Some older homes have been re-roofed over the top of an earlier roof, hiding what's underneath.
We plan for all of this before we quote, and the written estimate spells out how each detail will be handled. That way the price you agree to reflects the real roof, not a guess made from the driveway.

A note on historic districts
If your home is in a historic district, check with the City of New Albany before replacing the roof to see whether exterior changes need review. Many homeowners in older neighborhoods choose materials and colors that suit the age of the house. Shingles in a dark, traditional color or a standing seam metal roof can both look right on a historic home, depending on the style. We'll talk through what fits.
Newer homes and the knobs
New Albany isn't all old houses. North of downtown, toward I-265 and up toward Floyds Knobs, there are many newer subdivisions. The Knobstone Escarpment rises several hundred feet above the river along the city's northwestern edge, and homes on those hillsides and ridgelines can sit more exposed to wind than houses down in the river valley. That's worth keeping in mind when you choose materials and when we plan ventilation, edge details and ridge caps.
For newer homes, the first replacement usually means removing builder-grade shingles that have reached the end of their life, checking the decking, and upgrading ventilation if the attic runs hot. These jobs are usually more straightforward than an older home, but the same rule applies: tear off to the deck, fix what's underneath, and put the scope in writing.
What the attic tells us
Before we quote a replacement, we like to see the attic. On older New Albany homes especially, it tells us things the outside of the roof can't:
-
Old leaks. Dark stains on rafters and decking show where water has been getting in, sometimes for years, and where decking will likely need replacing.
-
Ventilation. Many older attics have little or no intake venting at the eaves. A hot, stuffy attic shortens the life of new shingles and can cause condensation in winter. A replacement is the right time to fix it.
-
Board gaps and sagging. Plank decking with wide gaps or a sagging ridge line affects how the new roof is fastened and whether framing needs attention first.
-
Insulation. Wet or matted insulation is a sign of leaks or condensation, and it's worth knowing about before the new roof goes on.
We photograph what we find in the attic, just as we do on the roof, so it's all part of the same written estimate.
Material choices
-
Asphalt shingles. The most common choice. Many colors and profiles, easy to repair later. See our main roof replacement page for more on how we install them.
-
Standing seam metal. Raised seams and hidden fasteners. Sheds water quickly and handles wind well. It costs more up front.
-
Exposed fastener metal. Simpler panels screwed through the face, common on garages and outbuildings and sometimes houses.
-
TPO and EPDM for low-slope porches and additions, which older homes often have.
Our residential metal roofs page compares the two metal types in more detail. We're happy to price more than one option on the same estimate.

New Albany weather
New Albany sits on the Ohio River opposite Louisville, with the same humid subtropical climate. Summers are long, hot and humid. Spring storms bring hail and high winds, and the region sees occasional tornado outbreaks. Freezes usually run from early November into early April, and repeated freezing and thawing is especially hard on the many valleys and flashing joints of a complex older roof.
Paying for the roof
We offer financing for homeowners who'd like to spread out the cost. If storm damage is part of the reason for replacement, your insurance may also be part of the picture. We'll go over both during the estimate.

Are you insured to work in Indiana?
