Where Homes Have Flat Roofs
Most houses don't have a fully flat roof, but plenty have a flat or low-slope section somewhere:
-
Porch and patio roofs
-
Additions and sunrooms
-
Attached garages and carports
-
Rear sections of older homes and row-style houses
-
Areas between dormers or roof sections where water collects
"Flat" roofs aren't perfectly flat. They're built with a slight slope so water drains toward gutters, scuppers or drains. When that slope isn't enough, water sits, and that's where problems start.
Why Shingles Don't Work on Flat Roofs
Shingles shed water by overlapping, so they need enough slope to let gravity do the work. Building codes generally don't allow asphalt shingles on a roof with less than a 2-in-12 slope, and slopes under 4-in-12 need extra underlayment. On a flatter roof, water creeps under the shingles and leaks.
That's why a low-slope section needs a membrane roof instead: one continuous, waterproof layer. If you've got shingles on a section that's nearly flat and it keeps leaking, this is probably why. Our roof leak repair page covers how we trace those.
TPO vs. EPDM for Your Home
These are the two membranes we install on residential flat roofs. Here's an honest comparison.
TPO (thermoplastic polyolefin)
-
Usually white or light-colored, so it reflects sunlight and helps keep the space below cooler in summer
-
Seams are heat-welded together, which makes strong seams when done right
-
Resists punctures reasonably well
-
A newer material than EPDM, with a shorter track record
-
Seam welding takes the right equipment and care
Learn more on our TPO roofing page.
EPDM (rubber roofing)
-
A synthetic rubber membrane, usually black
-
A long track record on low-slope roofs
-
Flexible in cold weather, which helps with freeze-thaw
-
Seams are glued or taped, which can be a weak point as the roof ages
-
Black EPDM absorbs heat in summer
-
Easy to patch
Learn more on our EPDM roofing page.
Which is right for you? For a porch or addition next to living space, TPO's reflectivity is often a plus. For a garage or a roof with an odd shape, EPDM's flexibility can make sense. We'll look at your roof and recommend what fits.
Common Flat Roof Problems
-
Ponding water. Water that sits after rain stresses the membrane and finds any weak seam. A common rule of thumb in the industry is that water still standing 48 hours after rain is a problem.
-
Seam failures. Glued or welded seams that split or lift.
-
Flashing failures. Where a flat section meets a wall or a sloped roof, the flashing has to tie the two together. This is where a lot of leaks start.
-
Punctures and blisters. Dropped tools, foot traffic, branches, or trapped moisture under the membrane.
-
Clogged drains and scuppers. Leaves and debris block the outlets, and water backs up.
-
Shrinkage. Older membranes can shrink and pull away at the edges.
What We Check During a Flat Roof Inspection
-
Membrane condition across the whole surface: cracks, blisters, punctures and wear
-
Every seam
-
Flashing at walls, edges and where the flat roof meets a sloped roof
-
Drains, scuppers and gutters
-
Signs of ponding, like dirt rings or stains where water has sat
-
Soft spots underfoot that suggest wet insulation or decking
-
The ceiling or space below for water stains

Repair or Replace a Flat Roof?
A repair often makes sense for a single puncture, a failed seam in an otherwise healthy roof, or flashing that's pulled loose. A replacement is usually the better spend when the membrane is worn across the whole roof, there's widespread wet insulation or soft decking, or you're repairing leaks every year. If storm damage is involved, check our insurance claims page, and if replacement is the right call, financing is available for qualified homeowners.
Flat Roofs and Louisville Weather
Low-slope roofs feel Kentucky weather differently than steep ones. In winter, freeze-thaw cycles work at any spot where water sits or a seam has opened. In spring, heavy rain tests drainage. Clogged drains or low spots show up fast. In summer, sun and heat age the membrane, which is where a reflective TPO surface can help.
Flat Roof FAQs
How long does a flat roof replacement take?
Most residential flat sections, like a porch or garage roof, are done in a day or two. Larger or more complex roofs take longer, and your estimate will include a timeline.
Can I walk on my flat roof?
Occasionally and carefully, yes. Regular foot traffic wears membranes and can cause punctures. If you need regular access, ask us about walk pads, which give foot traffic a protected path across the membrane.
What causes water to pond on my flat roof?
Not enough slope, sagging decking, clogged drains or scuppers, or insulation that's compressed. Fixing ponding sometimes means adding slope or new drainage during a replacement.
Can you add a flat roof to a porch or addition?
Yes. We install TPO and EPDM roofs on new and existing porches, additions and garages.
Do flat roofs leak more than sloped roofs?
They're less forgiving. Water moves off slowly, so seams, flashing and drainage have to be right. Installed and maintained properly, a flat roof keeps water out.
