Commercial Flat Roofing for Property Managers and Owners
If you manage or own a commercial building, the roof is a line item, a liability and a tenant-relations issue all at once. 3 Peaks Roofing works on flat and low-slope roofs for commercial buildings, multi-family properties, HOA and condo associations, churches and schools across the Louisville area. Here's how we approach the work, and what you can expect from us.
TPO vs. EPDM: Choosing a Membrane
Most low-slope commercial roofs in our area use one of two single-ply membranes. Both work. The right one depends on your building.
TPO (thermoplastic polyolefin)
-
White or light-colored surface reflects sunlight, which can lower heat gain into the building in summer
-
Seams are heat-welded, creating a continuous bond when installed properly
-
Good puncture resistance for roofs with regular service traffic
-
A newer material with a shorter field history than EPDM
-
Seam quality depends on welding equipment, settings and crew care
EPDM (synthetic rubber)
-
A long track record on commercial low-slope roofs
-
Stays flexible in cold weather and handles freeze-thaw movement well
-
Easy to patch and repair
-
Seams are adhered or taped, and those seams are a common maintenance point as the roof ages
-
Usually black, so it absorbs heat in summer (white EPDM exists but is less common)
We'll walk the roof, look at your building's use, and recommend a membrane. More detail on our TPO roofing and EPDM roofing pages.
What a Commercial Membrane Inspection Covers
A flat roof can look fine from the hatch and still be holding water under the membrane. Our inspection covers:
-
Field of the membrane. Cracks, blisters, punctures, surface wear and any patches from past repairs.
-
Seams. Every lap on TPO and EPDM, checked for splits, lifting and failed adhesive or welds.
-
Perimeter and parapet flashing. Where the membrane turns up walls and edges, including coping and metal edge.
-
Penetrations. Pipes, vents, conduit and pitch pans, where leaks commonly start.
-
Rooftop units. Curbs, flashing at the base of units, condensate lines and the membrane around them.
-
Drains, scuppers and gutters. Clogs, strainers, and whether water actually reaches them.
-
Ponding. Low areas where water stands. A common industry rule of thumb is that water still sitting 48 hours after rain needs attention.
-
Wet insulation and soft spots. Areas underfoot that suggest water has gotten below the membrane.
-
Interior signs. Ceiling stains or reports from tenants that point to an active leak.
Ponding Water and Drainage
Ponding is one of the most common problems on commercial flat roofs. Standing water adds weight, speeds up membrane wear, collects debris and finds any weak seam. Causes include deflection in the deck, compressed insulation, clogged drains, and roofs that were built with too little slope.
Small repairs, like clearing drains and adding strainers, sometimes fix it. On a replacement, tapered insulation can add slope and move water to drains. We'll tell you which applies to your roof.
Rooftop Units and Service Traffic
HVAC units are where commercial roofs take the most abuse. Service techs walk the same path, set tools down, and sometimes cut or puncture the membrane. Condensate lines can drip onto the roof surface.
We pay close attention to curb flashing, the membrane around units and the paths service traffic takes. On a replacement, we can talk about walk pads along service routes. If units need to be disconnected or raised during the work, we coordinate with your HVAC contractor.
Scheduling Around Tenants and Operations
Your building has to keep running while we work. We plan around it:
-
Work hours and noisy phases scheduled with you in advance
-
Staging and material storage placed to keep entrances, parking and fire lanes clear
-
Only as much roof opened as can be made watertight the same day
-
A single point of contact for questions during the project
For churches, schools, HOAs and multi-family properties, we can work around services, school schedules and resident access.
Documentation for Your Records
Property managers and boards need records, not just a finished roof. We provide:
-
Photos of conditions before, during and after the work
-
A written scope and estimate
-
Notes on what we found when the old roof came off, such as wet insulation or deck damage
-
A record of the completed work for your files
If a storm damaged the roof, our photo documentation helps when you file with your property insurer. See our storm damage insurance page for how the process generally works.
Repair, Recover or Replace?
Repair fits a roof with isolated damage, like a failed seam, a puncture or a flashing problem, on an otherwise sound membrane.
Recover means installing a new membrane over the existing roof. It's only an option when the existing roof is dry and the building code allows it. Codes generally don't allow a new layer over a roof that's already been recovered or is water-soaked.
Replace means tearing off to the deck. It's the right call when there's widespread wet insulation, deck damage, or a roof at the end of its life.
We'll give you a written recommendation with photos, so you can take it to ownership or the board. Ask about financing for larger projects.
Louisville Weather and Commercial Roofs
Freeze-thaw winters work at open seams and ponded areas. Spring storms bring heavy rain, hail and wind that test drainage and perimeter flashing. Hot, humid summers age membranes and raise cooling loads under dark roofs, which is where a reflective TPO surface can help.
Commercial Flat Roof FAQs
How often should a commercial flat roof be inspected?
Many property managers have the roof checked at least once a year and after major storms. Regular inspections catch small seam and flashing problems before they become interior leaks.
Can you work on an occupied building?
Yes. We schedule work, staging and noisier phases around your tenants or operations and only open as much roof as we can make watertight the same day.
Should we choose TPO or EPDM?
It depends on your building. TPO's reflective surface helps in summer; EPDM has a long track record and handles cold well. We'll recommend one after walking the roof.
Can a new roof go over our existing one?
Sometimes. A recover is possible only when the existing roof is dry and code allows it. We'll check for wet insulation and existing layers before recommending it.
What documentation will we receive?
Photos before, during and after, a written scope and estimate, notes on conditions found during tear-off, and a record of the completed work.
