What a Free Roof Inspection Covers

A useful inspection looks at the whole roof system, not just the shingles you can see from the street. Here's what we check:

• Shingles on every slope. Granule loss, curling, cracking, blistering, and tabs that are lifted or missing.

• Flashing. The metal where the roof meets walls, chimneys, skylights and valleys. Loose or rusted flashing is one of the most common leak points.

• Pipe boots and vents. Rubber boots around plumbing vents dry out and split. Ridge vents and box vents can crack or blow loose.

• Chimney. Flashing, the crown, and the flue cap.

• The roof edge. Drip edge, soffit and fascia, where rot often starts first.

• Gutters and downspouts. Water that backs up at the eaves damages the roof edge and the fascia behind it.

• Decking. Soft or spongy spots underfoot can mean water has been getting in for a while.

• The attic, where we can reach it. Water stains, damp insulation, daylight through the boards, and signs of poor ventilation.

What You Get After the Inspection

• Photos of what we find. You see the same thing we see, including the parts of the roof you can't get to.

• A plain explanation. What's wrong, what's fine, and what can wait.

• A written estimate if work is needed. Repair when a repair will hold, replacement only when it's the better spend. If it's close, we'll price both.

• No pressure. If your roof is in good shape, we'll tell you that.

When to Book a Roof Inspection

• After a hail or wind storm. Hail can bruise shingles in ways you won't see from the ground, and wind lifts tabs that leak later. See hail damage and wind damage.

• When you notice a warning sign. Water stains on a ceiling, shingles in the yard, or granules collecting at the downspouts. If water is already coming in, see roof leak repair.

• When the roof is getting older. A check every year or two catches small problems while they're still small.

• Before winter. Freeze-thaw nights widen any gap water can get into.

• When you're buying or selling a home. Knowing the roof's condition up front avoids surprises.

Storm Damage Inspections and Insurance

If a storm has come through, we check the roof for hail and wind damage and photograph what we find, slope by slope. You can share those photos with your insurance company and decide whether to file a claim. If you do file, we'll explain what we documented and what the repair or replacement involves. Our insurance claims page explains how that process works.

Storm damage isn't always obvious from the ground, so it's worth an inspection after a major storm even if nothing looks wrong.

Why Inspections Matter in Kentucky

Louisville's weather is hard on roofs. Spring storms bring hail and strong wind. Winter brings freeze-thaw cycles that widen any gap water gets into. Summer heat and humidity dry out sealants and rubber pipe boots. A small problem caught on an inspection is usually a small repair. The same problem found after a winter of leaking can mean new decking, insulation and drywall.

What Happens During Your Inspection

1. Book a time. Call 502-864-7663 or use the form on this page. We inspect Monday to Saturday, 7 AM to 5 PM.

2. We start on the ground. A walk around the house shows sagging rooflines, damaged gutters and downspouts, stains on the soffit, and shingles or granules in the yard.

3. Then we check every slope up close. Shingles, flashing, pipe boots, vents, valleys and the chimney, photographing anything that needs attention.

4. We look in the attic where we can reach it. Stains, damp insulation and daylight through the boards show leaks the outside of the roof can hide.

5. We walk you through the photos. You hear what's wrong, what's fine and what can wait. If work is needed, you get a written estimate.

Roof Inspections for Commercial and Multi-Family Buildings

Property managers, HOA and condo boards, churches and schools use our inspections to plan ahead, not just to react to leaks. We can inspect a single building or every roof you manage. Each roof gets its own photos and its own written scope, so you can forward them to an owner or a board as they are, or drop them into your capital plan for the next budget year.

We inspect commercial flat roofs, including TPO and EPDM, as well as commercial metal roofs and the shingle roofs on apartment and condo buildings. Low-slope roofs need different checks from a house roof: seams, ponding water, drains and scuppers, and the flashing around rooftop units. When a property needs work, we can phase the replacement building by building. See multi-family roof maintenance, HOA and condo roofing, church roofing and school roofing.

After a hail or wind storm, we inspect every building on the property and document the damage for your claim, roof by roof.

Roof Inspection or Home Inspection?

A home inspection covers the whole house: the foundation, plumbing, electrical, heating and the roof. The roof is one item on a long list. A roofer's inspection looks only at the roof system, and it comes with a written price for whatever the roof needs.

If you're buying a home and the inspection report flags the roof, or the roof is getting old, a roofing inspection tells you what the fix involves and what it costs before you close. If you're selling, it tells you what a buyer's inspector is likely to find.

Roof Inspections Near You

We inspect roofs across Louisville and Jefferson County, including St. Matthews, Middletown, Prospect, Jeffersontown, Fern Creek, Okolona, Hillview and Southwest Louisville. South of the city we cover Bullitt County, including Shepherdsville and Mount Washington, plus Elizabethtown and the rest of Hardin County. To the east we cover La Grange and Oldham County. Across the river we work in Jeffersonville, New Albany and Clarksville. The inspection is free in every one of them. See all our service areas.

Roof Inspection FAQs

Is the roof inspection really free?

Yes. The inspection and the written estimate are free, with no obligation.

How long does a roof inspection take?

It depends on the size and pitch of the roof and whether we can get into the attic. We'll walk you through what we found when we're done.

What if the inspection finds nothing wrong?

Then we'll tell you that. You'll still get the photos, so you have a record of your roof's condition.

How often should I have my roof inspected?

Every year or two, and after any major hail or wind storm. Older roofs are worth checking more often.

Do you inspect commercial roofs?

Yes. We inspect flat roofs, including TPO and EPDM, and metal roofs on commercial buildings, churches, schools and multi-family properties. See commercial roofing.

Is a roofing inspection the same as a home inspection?

No. A home inspector checks the whole house, and the roof is one item on the list. A roofing inspection looks only at the roof system and comes with a written estimate for any work it needs.

Can you inspect the roof on a house I'm buying or selling?

Yes. You'll get photos and a written estimate, so you know what the roof needs before you close.

Can you inspect several buildings at once?

Yes. We inspect apartment and condo communities, commercial properties, churches and schools, with photos and a written scope for each roof.

Should I get my roof inspected before winter?

Yes, if it's been a year or two or a storm has come through. Freeze-thaw nights widen any gap water can get into, so a small problem found in the fall stays a small repair.
