/ Roof Repair

Free inspection, photos and a written estimate

On a roof with dormers, valleys and a couple of brick chimneys, leaks almost always start at the joints, not in the middle of a slope. That's good news, because joints can usually be repaired without replacing the roof. 3 Peaks Roofing repairs roofs throughout New Albany and Floyd County. We're a locally owned Louisville roofer, fully insured, and every repair starts with a free inspection and photos of the problem.

What We Offer in New Albany, IN

Chimneys: the most common leak on older homes

New Albany has a lot of older houses, and older houses have brick chimneys. Chimneys leak in several ways:

  • Step and counter flashing. Metal pieces woven into the shingles and set into the mortar joints. When they rust, loosen, or were only caulked to the brick face, water gets in along the sides.

  • The back of the chimney. On the uphill side, water and debris pile up against the brick. Wider chimneys need a small diverter, called a cricket, to send water around them.

  • Flue caps and crowns. A damaged cap or a cracked concrete crown lets rain straight into the chimney.

  • The brick itself. Worn mortar can let water soak through the masonry and appear inside, even with good flashing.

We repair chimney flashing and replace flue caps, and we'll tell you if the masonry needs a mason's attention as well.

Shingle Roof

Dormers and valleys

Dormers add character, but each one creates two valleys and two side walls where the roof meets siding. Valleys carry a large share of the roof's water through a narrow channel, so worn or poorly lapped shingles there leak early. Dormer side walls depend on step flashing behind the siding, which can't be seen from the ground.

When a leak appears near a dormer, we check the valleys, the step flashing, the dormer's own small roof and the window below it, because any of those can be the source. Fixing the wrong one means the stain comes back with the next hard rain, so we take the time to be sure.

Other repairs we handle

  • Missing, cracked or creased shingles, matched as closely as possible.

  • Pipe boots that have cracked in the sun.

  • Skylights leaking at the curb or flashing.

  • Flat sections of TPO or EPDM over porches and additions.

  • Gutters, gutter guards, soffit and fascia, since water problems often start at the roof edge.

Our residential roof repair page covers the full list.

Porches, bay windows and small roofs

Older homes often have small roof sections that get forgotten: a front porch roof, a bay window cap, a back entry overhang. These are often low-slope, tucked against a wall, and flashed into siding or brick. Because they're small, they tend to get the least attention, and they leak more than their size suggests.

Low-slope porch roofs do better with a membrane like TPO or EPDM than with shingles, which need more pitch to shed water. The joint where the small roof meets the wall needs proper flashing behind the siding or set into the brick. When we repair one of these sections, we look at both the roofing and that wall joint.

Skylights

A skylight that leaks usually isn't failing in the glass. It's the curb and flashing around it. Sealant dries out, flashing loosens, or the shingles around the unit were never lapped correctly. We repair skylight flashing and curbs, and we'll tell you if the unit itself has reached the end of its life.

Repairs on steep roofs

Many older New Albany roofs are steep, and working on them safely takes extra care and time. Older shingles can also be brittle, so a careless step can crack more than the repair fixes. We plan the repair to keep foot traffic to a minimum and protect the surrounding roof. On the steepest roofs, we'll explain what equipment the job needs and how long it should take before we start.

Matching older shingles

Shingle styles and colors change over the years, and a roof that has weathered for a decade or two won't look exactly like a new bundle. We search for the closest match available and tell you before the work starts if an exact match isn't possible. On a back slope, a close match is usually fine. On the front of the house, some homeowners prefer to repair a larger section so the difference is less noticeable.

Signs you need a repair

Inside: stains on ceilings or high on walls, especially near chimneys or under dormers; peeling paint; a musty smell in upstairs rooms; damp insulation in the attic.

Outside: shingles in the yard after wind, bent or lifted flashing, rust streaks on chimney flashing, and moss or dark streaks collecting in valleys. Binoculars from the sidewalk will show you more than you'd expect, without anyone climbing a ladder.

If you have an active drip, our roof leak repair page explains what to do while you wait for an inspection.

How a repair visit works

  1. Inspection of the problem area, the surrounding roof and the attic below it.

  2. Photos of what's wrong.

  3. Written estimate for the repair.

  4. The repair, done neatly, with cleanup afterward.

  5. Before-and-after photos so you know the spot is closed up.

Every repair is backed by our workmanship warranty, and you can reach us Monday through Saturday between 7 AM and 5 PM.

New Albany weather and slow leaks

New Albany shares Louisville's humid subtropical climate across the river. The freeze season, usually early November into early April, does the most damage to a small leak. Water seeps into a gap at a chimney or valley, freezes, expands and widens it. Summer heat then dries out sealants and rubber boots. A leak noticed in October is worth fixing before the freezes start.

When a repair isn't enough

If the inspection shows wear across the whole roof, we'll tell you plainly and show you why. And if the damage came from a storm, our storm damage roof repair in New Albany page explains how we document it and help you work through an insurance claim.

New Albany roof repair FAQs

Why does my roof leak around the chimney?

Usually because the step or counter flashing has rusted, loosened or was only caulked to the brick. A damaged flue cap or cracked crown can also let water in. We inspect each part and photograph the problem.

Do you replace chimney flue caps?

Yes. We replace flue caps and repair chimney flashing.

Can you repair a steep, older roof?

Yes. We use the right safety equipment for steep roofs and take care around brittle older shingles.

Will the repair match my existing shingles?

We find the closest match available. On a weathered roof an exact match isn't always possible, and we'll tell you before the work starts.

How much does a repair cost?

It depends on what failed, how large the area is, the roof's pitch and whether the decking needs work. The inspection is free and the estimate is in writing.

My porch roof leaks but the main roof is fine. Can you fix just the porch?

Yes. Small porch and entry roofs are often low-slope and flashed into the wall. We repair or replace just that section, usually with a TPO or EPDM membrane, and reflash the wall joint.
