Roof Replacement in Mount Washington, KY

/ Mt. Washington, KY

/ Roof Replacement

Free inspection, photos and a written estimate

Mount Washington more than doubled in population between 2000 and 2020, which means a lot of homes here are still wearing the roof they were built with. Sooner or later, that first roof needs to come off. 3 Peaks Roofing is a locally owned Louisville roofer that replaces residential roofs in Mt. Washington, and the first step is always a free inspection with photos, so you can see the condition of your roof for yourself.

What We Offer in Mt. Washington, KY

Replacing a first roof: what homeowners ask us

If you've never replaced a roof before, the whole thing can feel like a big unknown. Here's what's useful to know going in:

  • It's a full tear-off. The old shingles and underlayment come off down to the wood deck, so we can see and replace any decking that's soft or water-stained.

  • It's more than shingles. A proper replacement includes new underlayment, flashing around walls and chimneys, pipe boots, drip edge, and ventilation at the ridge and eaves.

  • Your yard and driveway get protected and cleaned. Old roofing and nails are hauled away, and we do a final walkthrough with you when we're done.

  • You'll see the plan before you agree to it. The written estimate lists what's being replaced and with what.

  • Plan for noise and a busy driveway. You can usually stay home while the work happens, but expect hammering and a dumpster or trailer near the house. Moving cars out of the garage beforehand helps.

A roof inspection is where all of that gets sorted out, and it doesn't cost you anything.

Shingle Roof

Signs your Mt. Washington roof is due

Not every roof wears at the same pace. Builder-grade shingles, poor attic ventilation and storm exposure can all shorten a roof's life. Watch for:

  • shingles losing granules, especially on the sunniest slopes;

  • edges curling up or corners lifting;

  • shingles creased or missing after windy weather;

  • nail heads backing out and poking through;

  • water stains in the attic, or a ceiling spot that comes back after it's painted;

  • a sagging line along the ridge or between rafters.

One of these on its own might be a repair. Several at once, across more than one slope, usually means it's time.

Ventilation deserves a special mention. An attic that can't breathe gets very hot in summer and damp in winter, and that heat and moisture wear shingles out from underneath. During the inspection we check the intake vents at the eaves and the exhaust at the ridge, and if the balance is off, we'll recommend correcting it as part of the new roof.

Materials and HOA rules

Most homeowners replace like for like with asphalt shingles, and there's a wide range of colors and profiles to choose from. Our shingle roofs page walks through the choices. We also install metal roofs, and low-slope membranes like TPO and EPDM for porches and flatter sections.

If your subdivision has a homeowners association, check its rules before you pick a color or switch materials. Many HOAs have approved lists or need a form submitted before exterior work starts. Bring that list to your estimate appointment and we'll work from it.

If you're torn between two colors, look at a full-size sample against your siding and brick in daylight, not just a small swatch indoors.

How the process runs

  1. Free inspection of the roof, gutters, flashing and attic.

  2. Photos of everything we find, good and bad.

  3. Written estimate with materials and full scope.

  4. Insurance claim help if storm damage is part of the reason for the replacement.

  5. Installation, from tear-off to the final ridge cap.

  6. Cleanup and final walkthrough together.

Life on the 31E corridor

Mount Washington sits in northeastern Bullitt County, where US-31E and US-150 (Bardstown Road) run through town and KY-44 crosses on its way between Shepherdsville and Taylorsville. Downtown Louisville is about 20 miles to the northwest, and plenty of residents commute that way every day.

The weather is the same mix Louisville gets: hot, humid summers that age shingles on the south and west sides first, spring storms that can bring hail and damaging wind, and a freeze season from roughly early November into early April. A roof that has been through all of that every season since the house was built has earned a careful inspection.

Bullitt County's growth hasn't spread evenly across the county. Most of the new housing has gone up in and around Mount Washington and Shepherdsville and north along I-65 toward Hillview, so a large share of the roofs on this side of the county went on during the same stretch of building.

Paying for the project

We offer financing for homeowners who'd rather pay over time, and we'll talk it over during your estimate. If hail or wind damaged the roof, your homeowner's insurance may also cover part or all of the replacement, depending on your policy and deductible.

If you're comparing several estimates, check that each one covers the same scope: tear-off, decking, underlayment, flashing and ventilation. A lower number sometimes leaves one of those out.

Close by: Shepherdsville and the rest of Bullitt County

Mount Washington and Shepherdsville have grown nearly into each other along KY-44, and we replace roofs in both. Visit our Shepherdsville page if you're on that side of the county. We also serve Louisville, Jefferson County, Oldham County and Southern Indiana.

Mount Washington roof replacement FAQs

My house isn't that old. Why would the roof need replacing already?

Builder-grade shingles, limited attic ventilation and storm damage can all wear a roof out faster than you'd expect. An inspection tells you whether you need a replacement, a repair, or nothing at all.

What goes into the cost of a new roof?

The size and pitch of the roof, the number of layers being removed, how much decking needs replacing, your material choice, and features like chimneys, skylights and valleys. We put it all in a free written estimate after the inspection.

Do I need my HOA's approval before replacing my roof?

If you have an HOA, quite possibly. Many require approval for exterior materials and colors. Check your covenants, and we'll work from your HOA's approved options.

Can I finance a roof replacement?

Yes, financing is available. Ask us about it at your estimate appointment, or read more on our financing page.

Is metal roofing an option for my home?

Often, yes. We install metal roofs as well as shingles. We can quote both so you can compare.
