Roof Replacement in Jeffersonville, IN

/ Jeffersonville, IN

/ Roof Replacement

Free inspection, photos and a written estimate

Jeffersonville has houses that go back more than a century and subdivisions built in the last twenty years. A roof replacement on a century-old house near downtown and one on a subdivision home built in the last twenty years are two different jobs, and they should be quoted that way. 3 Peaks Roofing is a locally owned roofer from Louisville, fully insured, and we replace roofs throughout Jeffersonville and Clark County. Every replacement starts with a free inspection, photos of what we find, and a written estimate.

What We Offer in Jeffersonville, IN

Two kinds of Jeffersonville roofs

Older homes near the river. Jeffersonville began as a settlement around Fort Finney after 1786 and took its name from Thomas Jefferson in 1801. The older parts of town have houses with steep pitches, multiple gables, dormers and brick chimneys. Under the shingles, you'll sometimes find board decking rather than plywood, and occasionally more than one old layer of roofing. Those details take more time and care, and a good estimate accounts for them up front instead of springing them on you mid-job.

Newer subdivision homes. Jeffersonville has grown a lot, and much of that growth is newer housing farther out from the river. Many of those homes were built with standard builder-grade shingles, and the first roof on a house tends to wear out on roughly the same schedule as the neighbors'. If several roofs on your street are being replaced, yours may be due for a close look too.

Either way, the inspection tells us what we're dealing with before you commit to anything.

Shingle Roof

Signs your roof is ready to be replaced

Roofs usually give plenty of warning before they fail. These point toward replacement rather than another repair:

  • Granules collecting in gutters and at downspouts in more than small amounts.

  • Curling, cupping or cracking across whole slopes, not just a shingle here and there.

  • Bare or dark patches where the protective granules have worn away.

  • Soft spots when walked on, or daylight visible in the attic.

  • Repeat leaks, or new leaks in different places from the last one.

  • Storm damage on a roof that was already old, which can tip the decision.

One of these on its own might just mean a repair. Several together usually mean the roof has reached the end. The free inspection, with photos, is how you find out which group you're in.

What a full replacement includes

A new roof is more than new shingles. Here's what goes into ours:

  1. Tear-off to the deck. We remove the old roofing completely so we can see the wood underneath.

  2. Decking repair. Soft, rotted or delaminated sections are replaced. We photograph them so you can see why.

  3. Underlayment. A water-resistant layer goes down over the whole deck before the roofing.

  4. Flashing. New flashing at walls, valleys and chimneys, including chimney flashing tied properly into the masonry.

  5. Ventilation. Intake and exhaust vents sized so the attic can breathe, which keeps heat and moisture from wearing the new roof out early.

  6. Drip edge, pipe boots and ridge cap to finish the edges and openings.

  7. Cleanup. We protect your landscaping, siding and walkways during the job, then run a magnet sweep for nails before we leave.

The written estimate lists each of these, so you know exactly what you're paying for. Our work is backed by our workmanship warranty, and you can ask us about warranty coverage on the materials.

Choosing the material

Most Jeffersonville homeowners choose asphalt shingles. They come in a wide range of colors, suit both historic and newer houses, and are simple to repair later.

Metal is the other option for a pitched roof. We install standing seam, with hidden fasteners and raised seams, and exposed fastener panels, which are simpler and often used on garages and outbuildings. Metal costs more to install but sheds water quickly and holds up well in wind. Our residential metal roofs page explains more.

For low-slope sections like back porches and additions, we install TPO and EPDM flat roofing membranes. Many houses need both a pitched roof and a membrane section.

We're happy to put two options side by side on your estimate so you can compare.

Jeffersonville weather and your roof

Jeffersonville sits directly across the Ohio River from Louisville, so it shares the same humid subtropical climate. Summers run hot and humid, which ages shingles fastest on south- and west-facing slopes. Spring brings severe thunderstorms with hail and strong winds, and the region sees occasional tornado outbreaks. Freezes typically run from early November into early April.

That freeze season is why an aging roof shouldn't wait too long. Water that gets under a lifted shingle or a cracked flashing freezes, expands and pries the gap wider, and a roof that was "almost done" in the fall can be leaking by spring.

How the project goes

  • Free inspection of the roof, flashing, gutters and attic.

  • Photos of everything we find.

  • Written estimate with materials, scope and timeline.

  • Insurance help if storm damage is part of the reason for replacement. Your homeowner's policy may cover storm damage; we document it with photos and help you work through the claim.

  • Installation by our crew, with your property protected.

  • Final walkthrough so you can see the finished roof and ask questions.

We're open Monday through Saturday, 7 AM to 5 PM.

What install day looks like

Before the crew starts, we cover landscaping beds and protect siding and walkways from falling debris. Tear-off and installation move slope by slope, so the house isn't left open longer than necessary. If we find soft decking once the old roof is off, we'll show you before we replace it. At the end of the job, we clean up the yard and driveway, run a magnet sweep for nails, and walk the finished roof with you.

Paying for a new roof

If you'd rather not pay for a roof all at once, we offer financing. We'll go over it with you during the estimate, along with whether storm damage might make your insurance part of the picture.

Jeffersonville roof replacement FAQs

Do you replace roofs on older homes in Jeffersonville?

Yes. Older homes often have steep pitches, multiple gables, chimneys and board decking. We account for those details in the written estimate before any work starts.

Will you tear off the old roof or go over it?

We tear off to the deck. It's the only way to find and fix soft decking, and it keeps the new roof from carrying the weight of an old one.

Are you insured to work in Indiana?

Yes. 3 Peaks Roofing is fully insured, and we work throughout Jeffersonville, Clarksville and New Albany.

What affects the cost of a new roof?

Roof size and pitch, the number of layers coming off, how much decking needs replacing, the material you choose, and details like chimneys, dormers and skylights. The inspection and written estimate are free.

Can insurance pay for a roof replacement?

If storm damage is involved, your homeowner's policy may cover some or all of it, depending on your coverage. Normal wear and age usually aren't covered. We document the damage with photos and help you work through the claim.
