Free inspection, photos and a written estimate
On a newer home, roof trouble rarely means the whole roof is shot. More often it's one part that wore out ahead of the rest: a rubber boot around a vent pipe, a strip of flashing, a few shingles a storm pulled loose. 3 Peaks Roofing repairs roofs in Mount Washington and across Bullitt County. We're locally owned, we come out for a free inspection, and you'll see photos of the problem before you agree to fix anything.
What We Offer in Mt. Washington, KY
Common repairs on Mt. Washington homes
Mt. Washington has been growing since the late 1960s, so a lot of its houses are on younger roofs, and younger roofs tend to need the same handful of repairs:
Cracked pipe boots. The rubber gasket around plumbing vents takes the full force of the sun. Once it splits, rain runs down the pipe and shows up as a ceiling stain in a bathroom or hallway.
Exposed or popped nails. Nails that weren't driven flush, or that work loose as the deck expands and contracts, can lift the shingle above them and create a small, steady leak.
Wind-lifted shingles and ridge caps. A gusty storm can break the seal on a row of shingles. They may look fine from the street but flap in the next wind.
Step flashing at walls. Where a roof slope meets a second-story wall or dormer, flashing has to be layered correctly with the siding. When it isn't, water gets behind it.
Gutters overflowing at the corners. Water pouring over or behind gutters can soak the fascia and roof edge. We also handle gutters if they're part of the problem.
Skylight seals. The flashing kit and the seal around the glass can both fail, and a skylight leak often looks like condensation at first.

How to tell you need a repair
Some signs are obvious, like a drip in the kitchen during a heavy rain. Others are easy to dismiss:
-
a faint ring on a ceiling that slowly grows;
-
paint bubbling near the top of an exterior wall;
-
a damp or musty attic, or frost on the underside of the roof deck in winter;
-
a shingle or two in the grass after a windy night;
-
granules collecting where a downspout empties.
If water is coming in now, our roof leak repair page has steps to protect your home until we can get there.
Ceiling stains don't always mean the roof, though. Plumbing, HVAC condensation lines and bathroom exhaust fans that vent into the attic can all leave similar marks. Part of the inspection is ruling those out, so you don't pay for a roof repair that won't stop the drip.
What happens when you call us
We start by looking, not selling. We'll inspect the area you're worried about and the rest of the roof around it, go into the attic when it's accessible, and photograph whatever we find. Then you get a written estimate for the repair.
We'll also tell you if something nearby is starting to go, like a second pipe boot that's beginning to crack, so you can decide whether to handle it in the same visit.
If the cause turns out to be hail or wind, we'll point that out and help you with the insurance claim if you choose to file. Once the repair is done, we clean up and walk you through what we fixed.
Repair, or is it time to replace?
On a newer roof, the answer is almost always repair. That changes when:
-
multiple leaks show up in different places at the same time;
-
the decking around a leak has rotted beyond a small patch;
-
shingles are losing granules or curling on most slopes, not just one;
-
hail has bruised the roof from end to end.
At that point, patching one spot just moves the problem to the next. We'll lay out both options with photos so you can decide. Our residential roof repair page covers this in more detail.
A useful rule of thumb: if you're paying for repairs on the same roof more than once in a short stretch, ask for a replacement estimate alongside the repair. Seeing both on paper makes the choice easier.
Weather and roofs along US-31E
Mount Washington is in northeastern Bullitt County, on US-31E and US-150, the stretch of Bardstown Road that runs south from Louisville toward Bardstown. Floyds Fork winds through the countryside nearby on its way to the Salt River.
The weather here puts steady pressure on small weak points. Spring storms bring wind and sometimes hail. Summer heat and humidity dry out rubber boots and sealants. Then freezes, which usually start in early November and last into early April, push water deeper into any gap it finds. A pipe boot that cracked in August can become a ceiling stain by February.
Trees matter too. Branches that rub on shingles wear through the granules, and leaves that collect in valleys and gutters hold water against the roof. Trimming limbs back from the roofline is one of the cheapest ways to head off a repair.

Mount Washington roof repair FAQs
My roof is fairly new. Why is it leaking?
The most common causes on newer roofs are a cracked pipe boot, a loose nail, poorly layered flashing, or storm-lifted shingles. These are usually small, contained repairs.
How is the cost of a roof repair determined?
By what failed, how big the damaged area is, the roof's pitch and height, and whether any decking underneath has to be replaced. The inspection is free and you'll get the estimate in writing first.
Can a leak wait until spring?
It's risky. Winter freezes tend to widen small gaps, and slow leaks can soak insulation and decking before you see a stain. Have it looked at sooner.
Will my insurance cover a roof repair?
If the damage came from a covered event like hail or wind, it may be, depending on your policy and deductible. Wear and tear usually isn't covered. We'll tell you what caused the damage and document it with photos.
Do you fix gutters too?
Yes. We repair and install gutters and siding, which is handy when overflowing gutters are part of a roof-edge leak.
