Low-slope roofs don't shed water the way shingles do, so small defects matter more. On flat roofs in and around Jeffersontown's business parks, the problems usually look like this:

Repairs are the right call when the problem is limited to one area. It's time to talk about replacement when:

On a flat roof: wet insulation has spread under a large section of membrane, seams are failing in many places, or the roof has been patched so often that new patches won't bond to the old ones.
On a flat roof, opening the membrane near a leak shows how far wet insulation has spread, and that's often what decides it.
In those cases, more patches mostly buy time. We'll show you the photos and lay out what a repair covers versus a replacement, and you decide.
