Free inspection, photos and a written estimate
A brown ring on the ceiling makes most people assume the roof is leaking. Often it is. Sometimes it's condensation in the attic, a window, a bathroom fan or a gutter overflowing behind the siding. 3 Peaks Roofing repairs roofs across Clarksville and Clark County, and the first job on every repair is figuring out where the water is really coming from. We're a locally owned Louisville roofer, fully insured, and the inspection is free.
What We Offer in Clarksville, IN
Is it really the roof?
Before you pay for a roof repair, it's worth ruling out the things that look like roof leaks but aren't.
Attic condensation. Warm, damp air from the house rises into the attic. If the attic isn't vented well, that moisture condenses on the cold underside of the roof deck in winter, then drips onto insulation and ceilings. It often shows up as widespread dampness or frost on nail tips rather than one wet spot. The fix is usually ventilation, not roofing.
Bathroom and kitchen fans. A fan that vents into the attic instead of outside dumps moist air right where it causes trouble.
Windows and siding. Water that gets behind siding or around a window frame can run down inside the wall and show up on a ceiling below, especially on a second story.
Gutters. A clogged or sagging gutter can overflow behind itself, soaking the fascia and running into the soffit or wall.
Plumbing. A stain that appears without rain, or under a bathroom, might be a pipe.
We check for all of these during the inspection. If the problem isn't the roof, we'll tell you, and if it's the gutters, soffit, fascia or siding, we can fix that too.
One clue helps a lot: timing. A stain that grows during or right after rain points to the roof or gutters. One that grows on cold, dry winter mornings points to condensation. One that grows no matter the weather points to plumbing. Tell us what you've noticed and when.

When it is the roof
These are the repairs we make most often:
-
Pipe boots. Rubber collars around plumbing vents crack after years of sun.
-
Flashing. Metal at walls, chimneys and skylights pulls loose, rusts or loses its seal. Chimney flashing is one of the most common culprits.
-
Shingles. Missing, cracked or creased shingles, often after wind.
-
Valleys. The channel where two slopes meet carries a lot of water and shows wear first.
-
Skylights. Leaks at the curb or flashing around the unit.
-
Flat sections. Seams, punctures and ponding on TPO or EPDM over porches and additions.
What to look for, inside and out
Inside: stains on ceilings or high on walls, peeling paint, a musty smell in upstairs closets, damp or matted insulation in the attic.
Outside: shingles on the ground after a storm, dark or bare patches on one slope, bent flashing, granules piled at downspouts, and gutters pulling away from the house.
If you can get into the attic safely during a rain, a flashlight on the underside of the deck near chimneys, vents and valleys will often show a wet patch or a water trail on a rafter. Tell us what you saw when we come out. Our full roof inspection covers the whole roof, not just the stain.

What a repair estimate should tell you
A good repair estimate is specific. Ours names the problem (for example, a cracked pipe boot over the hall bath, or lifted step flashing along the garage wall), what we'll replace, and what we'll seal. If decking under the leak might be soft, it says how that will be handled if we find it. You shouldn't have to guess what you're paying for.
Temporary fixes versus real repairs
Sealant smeared over a crack, or a tarp left on for months, can buy time, but neither is a repair. Caulk dries and cracks in the summer heat; tarps flap loose and trap moisture. If water is coming in and a permanent repair can't happen right away, we can tarp the area properly to protect the house. Then we come back and fix the actual cause, whether that's a boot, a run of flashing or a section of shingles.
Clarksville weather and small leaks
Clarksville shares Louisville's climate across the river: hot, humid summers, spring storms with hail and wind, and a freeze season that usually runs from early November into early April.
Summer heat dries out rubber boots and sealants. Spring storms lift shingles and loosen flashing. Then winter freezes work on whatever gaps are left, as water freezes, expands and widens them. That cycle is why a small fall leak tends to be a bigger one by March.
Gutters, soffit and fascia
Because so many "roof leaks" start at the gutters, we treat the roof edge as part of the repair. A gutter that's sagging, clogged or pitched the wrong way can send water exactly where it does the most harm: behind the fascia and into the edge of the roof deck. We repair and replace gutters, add gutter guards, and replace rotted soffit and fascia. Keeping water moving off the roof and away from the house protects the roof deck, the walls and the foundation. See our gutters page.
When a repair becomes a replacement
If the inspection shows wear across the whole roof, such as brittle shingles, wide areas of soft decking, or leaks in several spots, we'll tell you plainly and show you the photos. Our Clarksville roof replacement page explains what a full replacement involves. If a repair will do the job, that's what we'll recommend.
And if the damage came from a storm, your homeowner's policy may cover it. We document storm damage with photos and help you work through the claim.

Clarksville roof repair FAQs
How do I know if a ceiling stain is from the roof?
Stains that appear after rain and sit below chimneys, vents or valleys usually point to the roof. Widespread dampness in winter can be attic condensation, and stains with no rain can be plumbing. Our inspection checks for all of these.
Can you fix a leak without replacing the roof?
Usually. Most leaks come from one failed part, like a pipe boot or flashing. We only bring up replacement when the whole roof is worn out.
Do you repair gutters, soffit and fascia?
Yes. We repair and replace gutters, gutter guards, soffit and fascia, which often cause water problems at the roof edge.
Do you repair skylights?
Yes. We repair leaks at skylight curbs and flashing.
How much does a roof repair cost?
It depends on what failed, the size of the damaged area, the roof's pitch and whether the decking needs work. The inspection is free and the estimate is in writing.
