How Long Does a Roof Last in Louisville, KY?
How long a roof lasts depends on what it's made of, how well it was installed, how the attic is vented, and the weather it lives through. Here are typical ranges, and what Louisville's climate does to them.
Typical lifespans by roof type
These are typical ranges from the International Association of Certified Home Inspectors (InterNACHI). They're estimates, not promises. Your roof may beat them or fall short.
3-tab asphalt shingles: about 20 years
Architectural (dimensional) asphalt shingles: about 30 years
Metal roofing: 50 years or more
EPDM rubber (flat roofs): 15 to 25 years
TPO (flat roofs): 7 to 20 years
Most homes around Louisville have asphalt shingles, and most shingle roofs installed today are architectural. Metal roofs, both standing seam and exposed fastener, last the longest. On low-slope roofs, TPO and EPDM both depend heavily on the quality of the seams and flashing.
What Louisville weather does to a roof
Spring hail and wind. April and May are the busiest hail months here. Hail bruises shingles and knocks off the granules that protect them from the sun. Wind lifts tabs and breaks the seal between shingles. A single bad storm can take years off a roof.
Freeze-thaw winters. Water that gets under a lifted shingle or into a crack freezes overnight, expands, and makes the gap a little bigger. Repeat that across a winter and small problems turn into leaks.
Hot, humid summers. Heat dries out sealants and the rubber boots around plumbing vents, so they crack. A poorly vented attic traps that heat under the roof deck and ages shingles from below.
Trees. Shade keeps moss and debris on the roof longer, overhanging branches scrape shingles in the wind, and clogged gutters back water up under the roof edge.
Signs your roof is getting older
Granules collecting in gutters or at the downspouts
Shingles curling at the edges or cupping in the middle
Cracked or missing shingles, especially after storms
Bare or dark patches where granules have worn away
Cracked pipe boots or loose flashing
A sagging roofline, or soft spots in the decking
Water stains on ceilings, or daylight through the attic boards
More repairs than you'd expect
One sign on its own doesn't mean you need a new roof. Several together usually means it's time to start planning. Our repair or replace guide explains how to weigh it up.
How to get the most life out of your roof
Get it inspected every year or two, and after any big hail or wind storm. Small problems are cheap to fix early.
Keep gutters clean, so water drains off the roof edge instead of backing up.
Trim branches that hang over or touch the roof.
Fix small problems quickly: a cracked boot, a lifted shingle, loose flashing.
Make sure the attic is vented, so heat and moisture don't cook the roof from below.
Stay off it. Walking on shingles in summer heat or winter cold damages them.
Common questions
Do roofs last less in Kentucky than in other places?
The Louisville area gets hail, freeze-thaw cycles and summer heat, which together are harder on roofs than a mild climate. How long yours lasts also depends on installation, ventilation and upkeep.
Is a metal roof worth it for the lifespan?
Metal typically lasts much longer than asphalt shingles. Whether it's worth it depends on how long you plan to stay in the home and your budget. We install standing seam and exposed fastener metal roofs and can quote both.
How can I tell how old my roof is?
Check your home purchase paperwork or inspection report, or ask the previous owner. Permit records can help too. An inspection tells you how much life the roof has left, which matters more than its age.
Does a roof's lifespan start over after a repair?
No. A repair fixes a problem. It doesn't make the rest of the shingles any younger.
